"COMING SOON"...could spell trouble for some Realtors...

I have never been a proponent of the "coming soon" signs but for certain circumstances I guess it can create some interest and stir up buyers.  But any interested buyer with an agent is always going to want to see the property and when its "coming soon" that means it is not listed yet right?  State of Texas says that as long as you are listing the property AND advertising on MLS and in any other way beneficial to your client and their needs then you should be fine BUT if you are an agent who is creating a "coming soon" pocket listing and only offering to a select group of buyers...that could get you in some trouble with TREC!
